The month in plain English

July was a good month for reach and a poor one for conversion. Search impressions rose 19% to 74,300 and clicks rose 11% to 1,910 — your project pages are starting to rank for the exact developer and building names investors search for. Three of them entered the top five.

But visitors arrive on a page that takes 5.8 seconds to load on a phone, and once they're there, nothing on the site proves who you are. There is no licence number, no registered office address, no named person, and no Google Business Profile to check you against. You are asking people to start a conversation about a AED 1–4 million purchase with an anonymous website and a UK mobile number. That is the gap between your traffic and your enquiries, and it costs nothing to close.

Biggest win in July. Three project pages broke into the top five — Binghatti Wraith moved 6 → 3, Palm Central 9 → 5, Skyscape Altius 14 → 8. Long-tail project pages are your strongest search asset and worth doubling down on.
Biggest risk in July. 568 of your 1,180 URLs are crawled but not indexed. Google is spending its budget on near-identical neighbourhood pages instead of your project pages. Left alone, this caps how far the site can grow.

One Thing Better™ · August 2026 Effort: 1 day · Cost: nil

Prove who you are, on every page.

74,300 people saw your listings in July. 1,910 clicked through. Almost none of them can verify that you are a real, licensed brokerage. Your site has no RERA or DED licence number, no Dubai office address, no named agent, no team page and no Google Business Profile — and the phone number in your primary call-to-action is a UK mobile.

For a portal asking investors to enquire on AED 599K to AED 4.2M purchases, that is the single largest thing standing between traffic and revenue. Competitors who publish their licence number and a Dubai landline convert the same traffic several times better. Publishing what you already have — licence, address, a named contact, a photo — takes a day and costs nothing.

Fix the double image download on mobile

Pillar 01 · Website Care

Website Care

71 / 100  ·  PAGE 05
Good nothing needed Watch keep an eye on it Fix costing you something now
Website Health Review
Watch
WordPress core current. Six plugins behind, including the page builder and the lazy-load module. Site runs PHP 8.1; 8.3 is available and would give a measurable speed gain. Update batch scheduled for 12 August with a staging test first.
Uptime Monitoring
Watch
99.91% uptime across 44,640 checks. Two interruptions: 9 July (6 minutes) and 23 July (34 minutes), both server memory exhaustion under traffic peaks. Third occurrence in 90 days — worth a hosting review.
Speed & Performance
Fix
Mobile largest-paint 5.8s against a 2.5s target. Desktop 3.1s. Homepage weighs 6.4 MB across 118 requests. Root cause: the lazy-load plugin serves a placeholder image and then the real one for every listing card, doubling image transfer.
Contact Forms Check
Watch
All six enquiry paths tested and delivering — Request a Call Back, Enquire Now, Register Your Interest, property enquiry, WhatsApp and Contact. No auto-acknowledgement is sent to the enquirer, so people cannot tell whether the message landed. The header email link is malformed (see below).
Broken Links Check
Fix
11 broken or misdirected links. The Dugasta developer logo points to a general sale page rather than a developer page. Two area pages return empty results. The header email address contains trailing encoded spaces, which some mail clients reject.
Mobile Responsiveness
Watch
Layout holds from 320px upward. The full navigation is rendered twice in the page code (desktop and mobile versions), which adds weight on every load. The sticky Enquire bar covers the last line of the footer on shorter screens.
Website Security Review
Good
SSL valid to 18 April 2027. No malware detected. Firewall blocked 1,240 login attempts this month, mostly automated. Three administrator accounts still have no two-step login — recommended, not urgent.
Technical Error Check
Watch
63 errors logged: 51 page-not-found (mostly retired listing URLs), 9 server errors during the 23 July outage, 3 script errors from the lazy-load module. Redirects drafted for the retired URLs.

What's slowing you down

Speed is the one Website Care issue costing you money right now. Two out of three of your visitors arrive on a phone, and Google uses mobile load time as a ranking input. Here is exactly where the 5.8 seconds goes.

Pattern worth noting. Both outages were memory limits, and it's the third in 90 days. Your current plan is sized for a small brochure site, not a 1,180-page portal. We'll price two hosting options as part of the October work.

EffortHalf a day
Why it matters commercially. Every additional second of mobile load time is associated with a meaningful drop in enquiries across property portals. Going from 5.8s to 2.2s is the largest single technical gain available on this site.

Pillar 02 · SEO & Visibility

SEO & Visibility

64 / 100  ·  PAGE 07
Technical SEO Review
Fix
Sitemap, robots file and canonical tags all correct. The serious issue is link volume: the footer repeats the same 64 area URLs three times — once as "Apartments in X", once as "Villas in X", once as "Properties in X" — producing roughly 570 links on every page, all pointing at 64 destinations with three competing descriptions.
Google Rankings Check
Good
Of 60 tracked terms: 4 in the top three (up 2), 11 in the top ten (up 3), 19 on page two. Project-name searches are where you win — Binghatti Wraith 6 → 3, Palm Central 9 → 5, Skyscape Altius 14 → 8.
Search Performance
Good
74,300 impressions (+19%), 1,910 clicks (+11%), 2.6% click rate, average position 22.7 (from 24.9). Growth is real and coming from project pages, not the homepage.
Keyword Opportunity
Watch
Three sizeable gaps: "golden visa property dubai" (~2,900 searches/mo), "1% payment plan dubai" (~1,300/mo) and "dubai south off plan" (~480/mo). You have blog posts brushing against the first two but no dedicated landing page for any of them.
Indexing & Crawl
Fix
612 of 1,180 URLs indexed. 568 sit in "crawled, currently not indexed" — Google has seen them and chosen not to include them. Almost all are area and property-type pages carrying near-identical content. This is the ceiling on your growth.
On-Page SEO
Fix
Homepage title and description are well written. But 220 listing summaries all begin with the word "Highlight" followed by the same developer boilerplate, and 42% of property pages carry under 300 words of unique text. That is what's driving the indexing problem above.
Local SEO Review
Fix
No presence in Google's local results for any Dubai property search. No verified business location. Your primary displayed number is a UK mobile, which weakens local relevance for a UAE property site and reads as offshore to UAE buyers.
Google Business Profile
Fix
No profile exists. You cannot appear on Google Maps, cannot collect Google reviews, and don't show in the map pack that sits above ordinary results for most property searches. Creating and verifying one is action 04.
The one to understand. The footer link blocks and the duplicated listing summaries are the same problem wearing two hats. Google allocates a limited crawl budget per site. Right now it spends that budget re-reading 568 pages that all say roughly the same thing, which leaves less for the project pages that actually rank and convert. Fixing both is the difference between a site that grows and one that plateaus.

Read this alongside the table above. Area pages are 26% of your unindexed URLs and produce 3% of your clicks. Project pages produce 60%. Pillar 03 · Reputation & Brand

Reputation & Brand

58 / 100  ·  PAGE 09

This is your lowest-scoring pillar and the one with the most upside. Nothing here is broken — most of it simply hasn't been set up yet, which means the fixes are fast.

Google Reviews Monitoring
Fix
No Google reviews exist, because there is no Google Business Profile to hold them. Every serious competitor in Dubai off-plan carries between 90 and 600 reviews. This is the single biggest visible difference between your listing and theirs.
Reputation Health Review
Watch
No presence on any review platform — Google, Trustpilot, or property-specific. Nothing negative is circulating, which is good, but there is also nothing positive for a cautious investor to find when they search your name.
Brand Mentions Tracking
Watch
6 mentions this month: two property aggregators reusing your listing copy, one LinkedIn repost, three directory scrapes. None negative, none especially valuable. Low volume for your traffic level.
Online Presence Audit
Watch
Active on 3 of 15 relevant platforms. Instagram is posting consistently. Facebook is live but dormant. Your X handle is @dubainewhomes, which doesn't match the brand name anywhere else. Absent from LinkedIn, TikTok, YouTube and Google Maps.
Customer Trust Signals
Fix
No licence number, no registered office address, no team page, no named agent, no testimonials anywhere on the site. Your footer disclaimer states listings are informational only, with nothing alongside it establishing who is behind the business. See One Thing Better™ on page 4.
Review Recommendations
Watch
Once the Google profile is verified, the fastest route to credibility is asking past buyers directly. We estimate 15–25 reachable prior clients would produce 8–12 reviews in the first month. Request template drafted and attached.
Business Listings Check
Watch
Not listed on Google Maps, Bing Places, Apple Business Connect, Bayut, Property Finder or Dubizzle. Contact details are consistent across the three profiles you do hold, which is a good foundation for expanding.
Brand Sentiment
Good
Neutral-to-positive across all tracked mentions. Instagram engagement is healthy relative to follower count. Nothing adverse in search results for your brand name. Volume is simply too low to draw firm conclusions.

Recommended sequence. Google Business Profile first, since verification takes up to two weeks and everything else depends on it. LinkedIn second — it's free, takes an hour, and it's where overseas investors check that a company is real. Property Finder and Bayut third, once licensing is confirmed.
What we handle. Profile creation, verification management, listing consistency and monthly monitoring are all inside your plan. Portal listings on Property Finder and Bayut carry their own subscription fees, which sit outside it — we'll quote those separately if you want to pursue them.

Growth & Intelligence

Competitor Activity
Watch
Binayah published 11 project pages in July and now outranks you on four shared project names. Provident Estate began running paid search on generic off-plan terms. No competitor is bidding on your brand name.
Market & Competitor Insights
Good
UAE search demand for off-plan terms is up roughly 23% year on year, with the sharpest growth in Dubai South, Dubai Islands and Al Jaddaf — three areas you already have inventory in.
AI-Powered Recommendations
Good
Fourteen possible moves modelled against effort, cost and expected return. Six survived and became the action list on page 4. The trust-credentials item scored highest by a wide margin.
Growth Opportunities
Good
Two underserved queries where no competitor has built a proper resource: Golden Visa eligibility tied to specific projects, and a handover-year index. Both are content plays you can own within a quarter.
One Thing Better™
Good
August: publish trust credentials sitewide (page 4). Queued for September: a Golden Visa hub. Queued for October: project walkthrough video on the six highest-traffic listings.
Digital Business Score™
Good
68 of 100, up 7 from June. Completing actions 01 through 04 would put you at an estimated 81 by the end of September, moving you from Stable into Strong.
Conversion Improvement
Watch
Four separate enquiry popups compete on the same pages, each asking for investment purpose before a name. Recommend consolidating to one form with three fields, and adding a same-day response promise — competitors don't make one.
Monthly Priority Actions
Good
Six actions set for August, ranked and owner-assigned on page 4. Four are inside your plan and already scheduled; two need a decision from you.

The honest read. You are the smallest site in this set and you are climbing faster than any of them on project-name searches, because your listings go live quickly and are well structured. That is a real advantage. What you don't have is the trust layer everyone else does — reviews, credentials, a verifiable identity. Close that gap and the traffic you're already winning starts converting at their rate rather than yours.
